1️⃣ When approaching the home an inspector should keep their eyes focused on color and texture.

2️⃣ The roof is already starting to discolor here. It’s best to drop the water into the lower gutter via a downspout rather than “dump and flow”.

3️⃣ Missing kick-out flashing is allowing water to flood the edge of the corner (brick smear finish).

4️⃣ Small cracks are developing under the soffit. The caulk is showing stress. The plywood is yellowing from the constant water bath.

Water 💦 is the enemy. You need a plan. It starts with basic building principles. We can help you fight the battles.

Cement board siding:

✅ will not rot
✅ will hold paint well
✅ will leak if installed without following the install instructions.

Naturally = happens without outside/special help or intervention - simply put...this siding expands and contracts.

It expands when it gets warm and it contracts (shrinks) when it gets cold. When this product moves from one state to the other (hot to cold or cold to hot) this crack will get wider or narrower...naturally.

You can’t stop it from happening. It’s called building science.

For that reason (as the manufacturer suggests) it’s best to slip a small piece of metal behind the crack to prevent rain water from leaking into the crack. When rain leaks into the crack it can cause problems.

This siding doesn’t need caulking. It needs the metal installed as the manufacturer suggested.

Naturally - - it’s ALWAYS best to follow the manufacturer’s install instructions. Sometimes we try to ignore mother nature - but she always wins.

In “Electrical Code” speak they’re lighting fixtures.
In bathrooms (wet locations) there are strict policies and codes that help protect you from placing luminaries in locations that may present a shock hazard. This fixture (pictured) is one such case.

Without being too technical we want the height of the fixture to be out of reach. The distance is measured from the “top edge” of the tub. Obviously we want to prevent someone from touching the fixture when wet.

The installed light fixture should also be rated for a moist or wet location -- many chandeliers aren’t.
Check your lighting center before purchasing and make this data available to a building official or fee inspector.
